Two generations, early 2000s and current build-out

King & Bear and the surrounding communities were built out in the early to mid 2000s, so those kitchens are now twenty years old and many are on their original built-in refrigeration or on one replacement.

SilverLeaf and Shearwater are recent. Those kitchens carry Classic CL cabinets, Designer DEC and DET columns and undercounter units, most still inside a manufacturer coverage window.

Covered outdoor kitchens with an undercounter refrigerator or ice maker are common in the newer communities, breathing through one low grille against summer ambient air.

What we check first here
  • Compartment temperatures against setpoint, both circuits, before anything is dismantled. A warm fresh-food compartment over a freezer still holding 0°F is one sealed system, not the cabinet.
  • Any code left showing on the display. Around 68 thunderstorm days a year and the multi-day outages this coast has seen make control faults common, and a cleared code costs us the record of when the excursion began.
  • The model and serial plate. Board fit and several sealed-system parts are serial-dependent, and the serial also decides whether the cabinet is still inside the manufacturer's twelve-year limited sealed-system window.

What makes this area distinct is that one ZIP contains two clearly separated generations of kitchen, twenty years apart, and they need entirely different conversations.

The early 2000s houses

King & Bear and the surrounding communities were built out in the early to mid 2000s. Those kitchens are now twenty years old and many are on their original built-in refrigeration or on one replacement.

Cabinets of that vintage are 600 and 700 Series units from the 1996 to 2009 run, and early legacy Built-In BI cabinets. Everything in that group is outside all manufacturer coverage, including the twelve-year limited sealed-system window.

That produces a specific service posture. Fan motors, defrost heaters and thermostats, gaskets, hinges and frozen drains are all worth repairing on a twenty-year-old cabinet, because the body, the doors and the custom panels are still sound and replacing the appliance means cabinetry work as well. A failed compressor or a leaking evaporator on one circuit is a different question, and on an uncovered cabinet we will price it, tell you what the unit is likely to give you afterward, and leave the decision alone.

Two codes matter on this generation. EC40 reports excessive freezer compressor run time: under ten degrees above setpoint, clean the condenser; over ten degrees above setpoint with no door left open, book service. And if a 600 Series cabinet shows EE, there is no consumer troubleshooting for it — that is the manufacturer’s own published position. Leave the code showing for the technician either way.

Parts are the other difference on this generation. Components for the older cabinets are not always stocked, and some are serial-dependent within the same nominal model, so on a first visit we read the plate and confirm availability before anything is ordered. Knowing a part is a week out is information you need before you choose between repairing and replacing.

The current build-out

We are candid about this: if your cabinet is under two years old and the fault is a covered one, the manufacturer’s own service network handles it at no cost to you and there is no reason to pay us $80. We will tell you that on the phone.

Where we are useful in these houses is after that coverage lapses, and on the things it never covered — a blocked base grille after a cabinetry change, a drain that freezes, a door that will not seat because a heavier panel went on. New installations also arrive with new-installation problems: clearances taken up by trim, a column fitted flush into a run that has to be partly dismantled to service it, and mounting hardware that has to come off before the cabinet will move at all.

Ice, in the order we check it

Ice complaints from both generations get worked the same way, and temperature comes first. Production requires the freezer at or below 5°F, with 0°F recommended. A column sitting at 8°F keeps food frozen and stops making ice, and that call gets booked as an ice maker fault every time.

If the compartment is at setpoint, the next question is fill volume. Thin, hollow or undersized cubes mean water is arriving short: a saturated filter restricting flow, a supply valve never fully reopened after previous work, a crimped line behind the cabinet, or an inlet valve not opening fully.

A full mold that will not release is a different fault — ejector, mold thermostat or mold heater — and it is separated electrically. Water that misses the mold and freezes a slab across the back of the compartment points at the fill tube or its heater. Three complaints, three repairs, and the module itself is rarely the answer.

Outdoor kitchens and ambient heat

SilverLeaf and Shearwater houses commonly have covered outdoor kitchens with an undercounter refrigerator or ice maker. Those cabinets breathe through one low grille that does both intake and discharge, against ambient air in the nineties for months. The pattern is continuous run, warm drift through the afternoon, recovery overnight, full recovery in November. We measure air at the grille before we quote parts, because the honest answer is sometimes placement rather than a component.

Storms

Around sixty-eight thunderstorm days a year put transients on residential circuits across this metro, and a built-in refrigerator is the one appliance nobody unplugs. Control faults typically appear weeks after the weather rather than during it, which is why we ask about recent outages when you book. Board fit is serial-dependent, so we do not publish part numbers as definitive.
