An appliance a few blocks from the ocean lives in a different environment from one ten miles inland, and the component that registers it first is the condenser.
What is happening
A condenser is aluminium fin stock pressed onto copper tube. Air passes through the fins and carries heat away. It is a simple, effective arrangement and it depends entirely on surface area.
Chloride attacks aluminium. On the coast, salt aerosol is present in the air continuously, and the condenser grille pulls it through the coil every hour the fan runs. Over years the fin material corrodes: it goes soft, blooms white at the edges, closes up between fins, and eventually crumbles.
The refrigeration consequence is identical to a blocked condenser. Head pressure rises. Run times extend. The cabinet holds fine in February and fails in August. The difference is that a blocked condenser can be cleaned and a corroded one cannot, because what has been lost is the metal.

Severity falls off with distance from the dune line but not sharply, and prevailing wind matters more than street address. We have found significant corrosion on cabinets a mile inland and comparatively little on some oceanfront ones with a sheltered grille orientation. It is assessed rather than assumed.
Outdoor kitchens are the worst case in every respect. An undercounter refrigerator or ice maker on a lanai draws salt aerosol through a single low base grille while working against ambient air in the nineties for four months of the year.
It is not only the coil
The same chemistry works on everything else metal in the air path and around the doors.
Hinge hardware and hinge pins corrode and seize, which is why a beach cabinet whose door has stopped closing itself is more often a hardware problem than an adjustment. Fasteners seize and shear on removal, which lengthens routine jobs. Grille frames pit. Stainless panels develop surface rust at the edges and around fixings, and that is cosmetic rather than functional but it is the thing owners notice.
On outdoor units, the mounting hardware and the drain fittings go the same way.
What we do differently on these addresses
Cleaning interval is six months rather than six to twelve, and the visit is an inspection rather than only a vacuum. We look at fin condition across the whole coil face, we check hinge hardware and fasteners, and we note what has changed since the last visit.
Where fin stock is genuinely degraded, we say so. Continuing to clean a corroded coil is not maintenance and we will not charge for it as though it were. Depending on the series and the cabinet, options range from condenser replacement to a frank conversation about the cabinet’s remaining service life.
The knock-on effect
A compressor that has spent five years working against a degraded coil has run far more hours at higher head pressure than the same compressor inland. Corrosion is not itself a sealed-system failure, but it is one of the reliable precursors to one.
That is worth knowing in the context of coverage. Manufacturer terms are two years full parts and labor, five years full sealed system, and twelve years limited sealed system, parts only. In years six through twelve the covered sealed-system part is still supplied, parts only, obtained from the manufacturer directly, and an independent shop may perform the work with the homeowner paying labor.
On a coastal cabinet approaching year twelve with a corroded condenser, the sequence of decisions is worth thinking through before something fails rather than after.
