Sub-Zero undercounter refrigeration repair

Undercounter units live in the hottest, most airflow-restricted position in the kitchen, and most of their faults trace back to the grille, the drain or an ambient temperature the cabinet was never rated for.

An undercounter unit standing open below the worktop, a bin lifted clear of it.
Undercounter cabinets breathe through a grille at knee height, and that is usually the story.
How it presents
  • Cabinet running warm in summer but recovering in cooler months
  • Compressor running continuously in an island or outdoor installation
  • Water pooling on the floor of the cabinet or on the kitchen floor
  • Ice maker producing slowly or producing wet, clumped ice
  • Drawer or door not closing flush with the cabinet front
  • Condensation on the exterior of the door panel
What gets checked, in order
  1. Measure ambient air temperature at the front grille under working conditions
  2. Confirm the grille has not been blocked by trim, toe-kick or cabinetry work
  3. Inspect the bottom-mounted condenser for lint, pet hair and salt corrosion
  4. Trace the gravity drain on ice maker models and check the drain line fall
  5. Verify door or drawer alignment and gasket compression
  6. Confirm the unit is an indoor-rated model if installed outdoors

Undercounter refrigeration is asked to do the same job as a full-size cabinet in about a fifth of the volume, in the worst position in the room. It sits below the counter with a single low grille for air, frequently in an island with cabinetry on three sides, and in this part of Florida it is often outdoors under a covered lanai. The failure list follows directly from that.

Air comes in and goes out through one grille

Every undercounter unit is bottom-breathing. The condenser sits behind a front grille at the base and the same opening handles intake and discharge. Anything that narrows it, a decorative toe-kick, a retrofitted panel, a rug pushed against the base, raises head pressure and extends run time until the cabinet stops holding setpoint.

Cleaning that condenser every six to twelve months is not optional maintenance on these units the way it nearly is on a top-mounted Classic. Halve the interval if there are dogs or cats in the house. A unit under six months old does not need it yet.

Ambient temperature is a real limit

An undercounter cabinet in an air-conditioned kitchen has an easy life. The same cabinet in an outdoor kitchen in Ponte Vedra Beach or Nocatee in August is working against ambient air in the nineties for months at a time. Indoor-rated units installed outdoors will run continuously, drift warm through the afternoon, and recover overnight, and no component replacement changes that pattern. We measure the air at the grille before we quote anything, because that measurement decides whether this is a repair or a placement problem.

Water on the floor

The UC-15I ice maker is a gravity-drain machine. It has no compressor-driven pump on the standard installation, so the drain line must fall continuously from the unit to the connection. A line that has been re-routed during a cabinetry job, or that sags between joists, will hold water, then overflow at the cabinet. This is the most common water complaint we see on undercounter ice makers and it is almost never a failed component.

On refrigerator and beverage models, water in the base is usually a frozen or blocked evaporator drain. As with a freezer column, the blockage is ice more often than debris. Nothing rigid goes into that tube and no boiling water goes down it.

Ice faults on a machine that is otherwise cold

The UC-15I takes filter 7042803, which replaced 7012333. Different cabinets in the range take different cartridges, so the plate is read before one is ordered, and the reason to change it on schedule is flow rather than taste: a saturated cartridge restricts the supply.

An undercounter ice maker runs a small mold hard, so it reports a supply or harvest problem earlier than any other appliance in the house. Wet, clumped or slow ice on a cabinet that is holding temperature is an ice-system fault rather than a refrigeration one, and it divides three ways. A short fill upstream of the mold gives thin, wet or undersized ice. A harvest fault at the ejector or the mold thermostat gives a full mold that will not release. A diverted fill tube gives water frozen where it should not be. We measure the fill and read the harvest cycle rather than replacing the module and hoping.

Salt air on the coast

Outdoor and near-coastal installations in 32082, 32250, 32266, 32233 and the St. Augustine waterfront take a second kind of damage. Salt aerosol enters through the grille and attacks the aluminium condenser fins, the fasteners and the hinge hardware. On a ten-year-old outdoor unit, corroded fin stock and a seized hinge are frequently the whole repair, and both are visible in the first ten minutes of the visit.

Doors, drawers and the vacuum seal

Undercounter drawers and doors are heavy for their size and they are hung on panels that a cabinetmaker fitted. Alignment drifts. A door that will not seat, or a drawer that stands proud on one corner, is an adjustment rather than a part in most cases.

There is no lock on these units. The seal pulls hard for a few seconds after closing because the air inside has cooled and contracted, and it releases as pressure equalises. Forcing it in that window is how gaskets get torn.

Price bands

What does undercounter work cost in Jacksonville?

Bands for the work this page describes. $80 flat diagnostic, credited toward the repair. Written estimate before any part is ordered or any work begins.

Bands that fit this page, parts and labor
Work Typical range
Diagnostic visit, credited toward the repair $80
Evaporator or condenser fan motor $250–$600
Ice maker, water valve or supply line $230–$630
Door gasket or seal replacement $250–$630
Compressor or sealed-system repair $900–$2,360

Parts and labor together, on this equipment, in this market. The band is where the work lands before it is measured; the figure itself is written down after the diagnostic and before anything is ordered. $80 of it is the diagnostic, credited toward the repair once you approve the work, and $2,360 is the top of the range on this page rather than a price anybody expects to pay. The whole book is here.

Customer feedback

Verdicts on undercounter work

4.5 out of 5 across 90 customer reviews. Read all of them.

The cabinet in the bar area was running without ever stopping. A decorative toe-kick fitted last year had narrowed the air opening to almost nothing. He proved that with a measurement before touching the appliance.

The island unit had lost ground through August. The condenser behind the base opening was packed with dog hair. He cleaned it, showed me how to do it myself, and told me to halve the interval with pets in the house.

Esme R.2026-09-09

Water on the kitchen floor under the undercounter machine. The drain line had lost its fall during a plumbing job and was holding water. He re-routed it with proper fall and the floor has been dry since.

Questions we are asked

Why does the cabinet only run warm in summer and recover in winter?
Because ambient air is part of the machine. A bottom-breathing unit in an island, or outdoors under a lanai, is working against air in the nineties for months here, and an indoor-rated cabinet in that position will drift through the afternoon and recover overnight without a single failed part.
There is water on the floor under the ice maker. What fails to cause that?
Usually nothing fails. The UC-15I drains by gravity, so the line has to fall continuously from the unit to the connection. A line re-routed during cabinetry work, or one sagging between joists, holds water and overflows at the cabinet.
How often does the grille condenser actually need cleaning?
Every six to twelve months, halved in a house with shedding pets, and not at all on a cabinet under six months old. On a bottom-breathing unit this is not optional the way it nearly is on a top-mounted cabinet, because one opening handles both intake and discharge.
