Every address here is a salt-air address. A house within a few blocks of the dune line pulls salt aerosol through the condenser grille every hour of every day for as long as it stands.

Cleaning interval on this coastline is six months rather than the six to twelve we use inland, and the inspection is different: we assess fin condition and hardware, not just debris.

Outdoor kitchens are common and they combine everything at once — salt aerosol, summer ambient air in the nineties, and a single low grille doing both intake and discharge.

What we check first here

Jacksonville Beach, Neptune Beach and Atlantic Beach are a different service problem from everywhere else we work. Inland, a cabinet ages according to how it is used and how well it is maintained. Here it ages according to what is suspended in the air, and that runs whether the appliance is working hard or standing idle.

It is also the reason a beach cabinet and an identical cabinet fifteen miles inland do not have the same service life, and why the maintenance advice for one is wrong for the other.

## Chloride on aluminium

Condensers are aluminium fin stock on copper tube. Chloride attacks aluminium, and a house within a few blocks of the dune line pulls salt aerosol through the condenser grille every hour of every day for as long as it stands.

What we find on a ten- to fifteen-year-old beach cabinet is characteristic. White bloom at the fin edges. Fins that are soft and crumble under a fin comb instead of straightening. Sections closed up entirely. The coil has lost surface area and no amount of cleaning brings it back, because unlike dust the damage is the metal itself.

The refrigeration consequence is identical to a blocked condenser: higher head pressure, longer run times, and a cabinet that holds fine in February and fails in August. The difference is that cleaning fixes one and not the other.

## Everything else metal, too

Hinge hardware, hinge pins, fasteners, grille frames and the mounting hardware on outdoor units corrode on the same schedule. A door that has stopped self-closing at a beach address is frequently a corroded hinge rather than an adjustment. Stainless panels pit. Screws seize and shear.

Outdoor kitchens compound all of it. An undercounter refrigerator or ice maker on an oceanfront lanai is pulling salt aerosol through its single low base grille while working against ambient air in the nineties. We measure air temperature at the grille before quoting anything, because an indoor-rated cabinet installed outdoors will run continuously, drift warm through the afternoon, recover overnight and recover completely in November, and no part replacement changes that.

## What we do about it

Cleaning interval here is six months, not the six to twelve we use inland, and the inspection is different: we assess fin condition and hardware, not just debris. Where fin stock is genuinely degraded we say so, because continuing to clean a corroded coil is not a repair and pretending otherwise wastes your money.

Condenser location varies by series and it decides where the salt has been getting in. Classic CL and legacy Built-In BI cabinets, and the 430 wine unit, are top-mounted behind a flip-up grille. Designer, legacy Integrated, the 700 Series and the 427 are bottom-mounted. Undercounter cabinets breathe at the front base grille.

## The doors

Two things come up constantly at beach addresses and only one of them is a fault.

Doors have no lock. The airtight seal makes a door feel locked for a few seconds after closing, because the air trapped inside has cooled and contracted. It releases as pressure equalises. Forcing it in that window tears gaskets.

Designer soft-close hinges are supposed to pull the door shut from roughly zero to sixty degrees, and they are stiff when new — the action improves noticeably over about three months of use. A door that has stopped closing itself after years of service is a different matter, and on this coastline the hinge hardware is the first thing we look at.

## Outages and what follows them

The other coastal fact worth planning for is power. Parts of this region have gone days without power after named storms, and an extended outage is harder on refrigeration afterward than during.

When power returns, a full-size cabinet restarts into two warm compartments and runs both sealed systems at full duty for hours to pull them back to setpoint. That is the heaviest load these units ever see, and here it is delivered through a condenser that may already have lost surface area to corrosion. What fails under it is usually not the compressor itself but the components around it: start and run components, a condenser fan motor already near the end of its life, and a control board that was marginal beforehand.

Two practical consequences. If a cleaning is due and weather is forecast, do it before rather than after. And if the cabinet has behaved differently since an outage, say so when you book, because electrical damage on these units frequently shows up weeks later with no obvious cause.

## Coverage

Cabinets in the six to twelve year band are inside the manufacturer’s twelve-year limited sealed-system coverage: the covered part is still supplied, parts only, obtained from the manufacturer directly, with the homeowner paying labor. Condenser corrosion is not a sealed-system failure, but a compressor that has spent years working against a degraded coil sometimes is, and it is worth knowing which you have before you approve anything.
